Causeway Plans Presented to Naples Planning Board

March 21, 2011 - Naples — The Naples Planning Board tabled a request by Warren Dyke for a change of use and shoreland zoning application for property along the Naples Causeway, Tuesday night, until more information is submitted.


Project Manager Dyke, of Naples Causeway Development LLC, presented plans March 15 for Charlie’s on the Causeway, a sandwich and ice cream and pastry shop, that will be located in the former ERA Today building along Route 302, as well as Kon-tiki Boat Tours, which will offer rides on a 40-foot by 10-foot, 24-passenger pontoon boat that will be docked on Brandy Pond out behind the property at 844 Roosevelt Trail.


The planning board asked Dyke to come back with more information on the septic disposal system, as well as a drawing showing where parking spaces will be located and another indicating where the path to the Kon-tiki boat dock is going to be.


Dyke said both businesses are located on the same lot and will not require any new building or site improvements. He said he is requesting a change of use for Charlie’s on the Causway, as “the existing space was primarily used for retail for many years.”


“This new shop will primarily offer sandwiches, pastries, beverages and ice cream and have limited indoor seating for 22 and some outdoor seating for about 15,” according to Dyke. He said there will be “very limited cooking with just warming equipment, panini press, coffee makers, etc. All snacks and meals will be served with paper and plastic to keep the dish washing needs at a minimum.”


Kon-tiki Boat Tours


Dyke said he is requesting a change of use, as well, for the Kon-tiki Boat Tours, because “this original dock was used for commercial purposes but not for public access.”


He said the dock location on Brandy Pond will be approximately where the previous dock was used for the dredging barge owned by Frank Gerrish.


According to Dyke, the pontoon boat will be equipped with twin 80-horsepower outboard motors and will offer scenic and historical boat rides on Brandy Pond, down the Songo River and through the Songo Lock “and possibly into Sebago (Lake).”


“We plan on two to three runs per day, as well as offering charter rentals for small groups,” Dyke stated, in his application letter to the planning board. “The existing removable dock will be made larger to be wider and longer for the safe boarding and unboarding of our guests. The bathroom wastewater, as well as all of the fueling, will be handled at local marinas.”


Dyke said there are 25 parking spaces available on the property for both Charlie’s on the Causeway and the Kon-tiki Boat Tours, and he stated that the existing six-foot by six-foot sign will be used for both projects.


Naples Golf & Country Club


The planning board unanimously approved an application for a minor site plan review for the Naples Golf & Country Club on Sebago Road (Route 114), presented by Dyke and Allen W. Faraday, who is both president and treasurer of the golf and country club.
The addition to the clubhouse at the golf course will house a new pro shop where customers will pay their greens and cart fees and purchase golf equipment and supplies.

As a result, the existing small kitchen will be expanded into the former pro shop, in order to better serve special events, banquets and golfing customers, according to Dyke.


The new 26-foot by 16-foot addition will be built on posts over the existing area where the side covered porch is now and extending over an area that is an existing paved cart path. A five-foot by 50-foot walkway deck will be added in order to allow customers to walk directly from the new pro shop to the Sand Trap Grille’s side entrance, Dyke explained.
